New Processes for Inspection Bookings

In order to make a smooth path for the issue of Code Compliance Certificates, we are implementing some changes. These changes are designed to streamline services to our customers improving efficiency and speeding up the process for issuing Code Compliance Certificates at the end of each Consented Building Project:
- Inspections where Engineers are also required to inspect, such as pre-pour foundations, block work, structural steel portal, and other structural inspections (that require an Engineer's Site Inspection Report to be drafted to issue a PS4), are to have a copy of the Engineer's Inspection Record onsite, and a copy to be submitted to Council within 48 hours of the Engineer's Inspection being completed. Failure to comply may limit further inspection bookings. Please also note, an engineer's inspection does not mean a Council Inspection is not also required. If in doubt, ring Council and ask. Council has had a few jobs recently, where the Engineers have refused to issue the relevant PS4's and Site Inspection notices. We want to mitigate this happening in the future.
- Prior to allowing the Final Inspection to be booked, all required documentation such as:
- the Application for Code Compliance Certificate (CCC),
- Records of Work from Licensed Building Practioners (who undertook the work).
- Electrical Safety Certificates,
- Construction Monitoring Producer Statements (PS4 from Engineer),
- Construction Producer Statements (PS3's for waterproofing membranes, roofing, wood burner installers, etc),
- As Built Plumbing & Drainage Plans,
- As Built Frame & Truss Plans, etc.
- Once the Final Inspection has been passed and we have checked and vetted the submitted documentation for accuracy, we are then able to issue the CCC within a few days. Currently, we do a Final Inspection, and our Admin Staff are chasing the documentation for, sometimes several months after the Final Inspection is completed. This is not helpful for building owners, especially when some Banking Institutions will only release the final funds on a mortgage when CCC is issued.
